Henderson County is divided by Cedar Creek Lake — Athens to the south, Mabank and Gun Barrel City wrapped around the water. Lakefront site prep is its own discipline: setback rules, slope stability, drainage that has to actually exit somewhere. Rural Henderson is mostly ranches and stock ponds — we've dug a lot of those.

Sandy loam predominantly, with caliche pockets near the lake bluffs. Easier digging than the western counties; faster water transmission too, so drainage planning is different.
