General

Who We Are, How We Work

M&M is an owner-operated East Texas dirtwork company. Michael runs every estimate and runs the machines on every job. The questions below are the ones we get most often before a first call.

  • What areas of East Texas do you serve?

    We're based in East Texas and serve Rockwall, Kaufman, Hunt, Van Zandt, Henderson, and Smith counties as our primary area. We also take jobs in Rains and Wood counties regularly. Not sure if we reach you — just call and ask.

  • How do I get a quote?

    Call us or fill out the contact form. We'll get back to you same day or next business day, schedule a free on-site visit, and give you a firm number after we see the property. We don't quote over the phone because it's not fair to you.

  • Are you licensed and insured to work in Texas?

    Yes — fully licensed and insured for excavation, land clearing, drainage, demolition, and all dirtwork services in Texas. We carry general liability and can provide proof of insurance before we start.

  • How quickly can you start on a job?

    Depends on the season and our current schedule. Spring and early summer book up fast in East Texas. We give you an honest start date at the estimate — we don't overbook, and we show up when we say we will.

  • Do you work on both residential and commercial properties?

    Yes. We've done everything from backyard stock ponds and driveway pads out in Van Zandt County to full commercial site prep and utility work around Forney and Tyler. Project size doesn't matter as long as it's in our wheelhouse.

  • What does the payment process look like?

    We discuss payment terms at the estimate — it varies by job size. No hidden fees, no surprise add-ons. We keep it straightforward and we don't collect everything upfront.

Where We Work

We cover eight East Texas counties every week and take jobs across a roughly two-county margin when the project fits. Coverage map and per-city detail on the cities index.

  • Do you serve rural farms and ranch properties in East Texas?

    That's most of our work. We're out on farms, ranches, and rural acreage throughout Rockwall, Kaufman, Hunt, Van Zandt, Henderson, and Smith counties every week. Long driveways, remote access, heavy clay — it's normal for us.

  • Is there a travel fee for properties far from your base?

    For most jobs within our regular East Texas service area, no added travel charge. Very remote sites — say, an hour or more from our base — may include a mobilization fee. We'll tell you clearly in the estimate if that applies.

  • Do you take in-city jobs or only rural properties?

    Both. We handle in-city residential and commercial jobs in Forney, Rockwall, Heath, Tyler, Greenville, Canton, and Terrell as well as rural acreage work throughout the region.

  • What counties do you cover in East Texas?

    Primary coverage: Rockwall, Kaufman, Hunt, Van Zandt, Henderson, and Smith. We also cover Rains and Wood counties regularly. Outside that — ask us. If it's close enough to be worth the drive for both sides, we'll take a look.

Excavation

Pads, Ponds, Foundations

Excavation is the foundation service everything else depends on. East Texas clay digs differently than the lighter soils in central and south Texas — we plan for it instead of pretending it isn't there.

  • How long does a residential excavation take in East Texas?

    Most residential jobs around here — foundations, stock ponds, utility trenches — run 1–3 days. East Texas clay adds time compared to lighter soils in other parts of Texas, but we factor that in. Larger jobs run 4–7 days.

  • Do I need a permit to excavate on my property in Texas?

    It depends on what you're digging and your county. Residential work in most rural East Texas counties doesn't require a permit, but anything near utilities or over certain depths can. We always call 811 before we dig — no exceptions.

  • Can you dig a stock pond or tank on my property?

    Pond excavation is one of the most common things we do out in Henderson, Van Zandt, and Rains counties. We grade the bowl to hold water, compact the banks, and advise on depth for your acreage and rainfall. Call us — we've done hundreds of these.

Land Clearing

Trees, Brush, Stumps

Most of our land clearing happens on ranches and rural acreage in Hunt, Van Zandt, Rains, and Henderson counties. Cedar comes out fast; post oak takes longer; we quote both honestly.

  • Do you remove trees and grind stumps as part of clearing?

    Yes — full service. Tree removal, brush clearing, and stump grinding are all part of what we offer. We quote it clearly so you know exactly what's included and what, if anything, is priced separately.

  • Do I need a permit to clear trees on my land in Texas?

    In most rural East Texas counties, no permit is needed to clear your own property. Some cities and HOAs around Forney and Rockwall have tree ordinances. We'll flag anything we know about in your area.

  • Can you open up fence lines, food plots, or fire lanes on a hunting property?

    Yes — we do this regularly in Hunt, Rains, Van Zandt, and Henderson counties. Fence line clearing, food plot prep, fire lane creation — tell us what you need and we'll quote it.

Drainage

French Drains, Culverts, Regrading

Drainage problems in East Texas almost always come back to clay soil and original grading that didn't account for it. We fix the cause instead of moving the symptom.

  • What drainage problems are most common in East Texas?

    Standing water that won't drain after rain, soggy yards for days after a storm, driveways that wash out or flood, and water getting too close to foundations. It all comes back to East Texas clay and poor original grading. We fix all of it.

  • Can you come out urgently if I have an active drainage problem?

    Depending on our schedule, yes. If you're dealing with active flooding or a drainage failure, call us directly — don't use the form. We'll do our best to get someone out quickly if we can.

Demolition

Teardowns, Slabs, Haul-Off

Demolition is mostly about what happens after the building comes down — clean haul-off, the right disposal, a graded site ready for the next thing.

  • Do you haul off all the debris after demolition?

    Yes — 100% of it. Everything goes to a licensed facility, not just piled on the back of the property. Whether it's an old barn in Smith County or a concrete slab in Forney, you get a clean, cleared site.

  • Can you break out and remove a concrete slab or old driveway?

    Yes. Concrete breakout is a standard part of what we do. Old slabs, driveways, foundations — we break them out, haul off the material, and leave the area graded and ready for whatever comes next.

Dirt & Rock Loading

Materials Delivered

We source and deliver topsoil, fill dirt, road base, structural fill, and decorative rock — and we spread it on site when you don't want a pile in the driveway.

  • What size jobs do you take on?

    Everything from a single truckload of topsoil for a Rockwall County backyard to multi-acre commercial site prep in Kaufman County. If it involves dirt, rock, and equipment — we can handle it.

  • Can you source and spread topsoil for a new lawn or garden?

    Yes. We source screened topsoil, deliver it to your East Texas property, and spread it to the depth you need. Works great for new lawn installs, raised garden beds, and filling low spots that hold water.

Erosion Control

Silt Fence, Seeding, Rip-Rap

Erosion control is the most under-spec'd part of most dirtwork bids. Sloped sites, cleared land, and lakefront work all need it — we install what actually holds, not what just satisfies the inspector.

  • What erosion control options do you offer in East Texas?

    Silt fencing (properly installed, not just staked in), erosion blankets, rip-rap rock placement, slope regrading, and seeding. We recommend what fits your site's actual conditions and your budget.

  • My hillside washes out every time it rains — what do I do?

    That's a slope erosion problem we see a lot in East Texas after land clearing or grading work. We'll regrade the slope to reduce velocity, install rip-rap or erosion matting at the base, and redirect runoff so it drains properly instead of sheeting down the hill.
